Prestige Group is an Indian real estate development company headquartered in Bangalore, founded by Razack Sattar in 1986, with developments in Bangalore, Chennai, Kochi, Calicut, Hyderabad, Mumbai, Mangalore, Goa and Delhi-NCR. The company is listed on the BSE and NSE as Prestige Estates Projects Limited and operates from Prestige Falcon Tower on Brunton Road, Bengaluru. As of March 2025, the group had delivered 302 projects spanning 193 million square feet, with 63 ongoing projects covering 115 million square feet, 67 planned projects across 88 million square feet, and a 689 acre land bank. The business is led today by Chairman and Managing Director Irfan Razack, alongside Joint MD Rezwan Razack and Whole-time Director Noaman Razack.

The group's signature approach combines scale with institutional discipline. Prestige Estates Projects Ltd holds CRISIL's highest developer grade, DA1+, which reflects strong execution capability, financial stability and transparent documentation, and the rating was reaffirmed in 2025, making Prestige the only real estate company in India to hold DA1+. The company also carries an ICRA A+ credit rating and was among the first real estate developers in Bangalore to secure ISO 9001 certification. Project planning is supported by long-tenured leadership in engineering, design and execution, with multi-decade veterans overseeing delivery across the residential, office, retail, hospitality and warehousing verticals.

The portfolio spans every major asset class in Indian real estate. The residential business has completed 150 projects comprising 127 million square feet, with 37 ongoing projects for 65 million square feet and 30 projects under planning for 75 million square feet, while the commercial office business has completed 125 projects comprising 50 million square feet with 12 ongoing projects for 23 million square feet. Prestige has developed retail malls, large townships, tech parks, luxury villas, SEZs and hotels such as Conrad, Sheraton Grand and JW Marriott amongst others. Landmark addresses include UB City, Prestige Shantiniketan, Prestige Golfshire, Prestige Lakeside Habitat, Prestige Kingfisher Towers, The Forum malls and the large-format Prestige City townships.

Ownership remains anchored in the Razack family while the operating company is publicly listed and professionally governed. Prestige Group emphasises sustainable construction through green building certifications, water conservation systems, solar energy use and waste recycling initiatives across major projects, aligning with a vision of responsible urban development. In May 2025, Prestige Group announced its entry into NCR with the launch of The Prestige City-Indirapuram in Ghaziabad, extending a southern-rooted franchise into India's largest housing market. The combination of family stewardship, listed-company transparency and a 689 acre land bank underpins the group's next decade of development.

Integrated Township Development

Prestige builds large-format mixed-use townships that combine apartments, villas, retail and offices on single masterplanned sites. Anchor developments such as Prestige Shantiniketan in Whitefield, Prestige Lakeside Habitat in Varthur and the multi-city Prestige City projects in Bengaluru, Hyderabad and Indirapuram demonstrate this scale. In 2024 the company launched the largest single project in Hyderabad, The Prestige City Hyderabad, spanning over 13 million square feet.

Grade-A Commercial Office Parks

The commercial vertical develops tech parks, SEZs and corporate campuses leased to global occupiers. Prestige has completed 125 office projects comprising 50 million square feet, with 12 ongoing projects for 23 million square feet and 7 projects under planning across 8 million square feet. In 2025 the company completed the largest office development in Hyderabad, Prestige Skytech, covering 3.6 million square feet, reinforcing its rental-income platform.

Forum Retail Mall Portfolio

Under The Forum brand, Prestige builds and operates lifestyle shopping centres across South India. Key properties include The Forum Vijaya in Chennai and The Forum in Bangalore, with the company also managing malls in multiple cities under the brand. In 2025 the group opened Forum Mall in Kochi, spanning 1.02 million square feet, extending the retail footprint into Kerala alongside existing centres in Bengaluru, Chennai and Mangalore.

Hospitality and Leisure Assets

The hospitality arm partners with leading global operators to develop and own branded hotels and resorts. Prestige Group partners with global hotel brands to develop and operate premium hotels, with collaborations including JW Marriott, Sheraton Grand and Conrad, and the group also owns and manages leisure assets such as the Prestige Golfshire course near Bangalore. The company partnered with Marriott International for six hotels across India to scale this vertical further.

Pan-India Residential Platform

The residential business spans premium apartments, luxury villas, plotted layouts and affordable housing across thirteen cities. The company has completed 150 residential projects comprising 127 million square feet, with 37 ongoing projects for 65 million square feet and 30 projects under planning for 75 million square feet. For FY26 Prestige Estates posted annual sales of 300,245 million rupees, up 76 percent year on year, with sales volume reaching 22.3 million square feet across 11,692 units sold.

Prestige operates a vertically integrated platform that controls design, construction, leasing, hospitality and interior fit-out under one corporate umbrella. For buyers this means single-point accountability, consistent specification standards across asset classes, and continuity of service from sale through to property management. The structure also allows the group to capture value across the full real estate lifecycle and recycle expertise between residential, commercial, retail and hospitality projects.

Prestige Projects and Planning

The in-house projects and planning division manages design coordination, contractor oversight and construction delivery across every asset class. The division has been instrumental in the completion of more than 50,000 units across 300 projects totalling 190 million square feet, with nearly 75,000 units currently in progress or planned. Centralised planning ensures that quality benchmarks, safety standards and delivery timelines remain consistent whether the asset is a Bengaluru tower, a Hyderabad township or a Mumbai high-rise.

Morph Design Company (MDC)

Morph Design Company (MDC) offers a wide range of interior design services within the Prestige Group ecosystem. The studio executes turnkey interior projects for residences, hotels, offices and retail showrooms, allowing apartment buyers to commission coordinated interior fit-outs from the same group delivering the shell. This shortens handover-to-move-in timelines and ensures interior finishes meet the same specification standards as the base building.

Prestige Property Management Services

The property management arm operates completed residential communities, office parks and retail centres across the country. Services include facility maintenance, security operations, common-area management and tenant relations for commercial occupiers. Centralised management means buyers continue to deal with the Prestige brand after possession, with service-level standards maintained across the operational portfolio that supports the group's large existing-asset base.

Prestige Hospitality Ventures

The hospitality division develops, owns and asset-manages branded hotels operated in partnership with Marriott, Hilton and Starwood-Sheraton lineages. In 2025 the group opened the first Marriott-branded 128-key Moxy Hotel in South Asia, alongside existing assets such as the JW Marriott Bengaluru, Sheraton Grand Bengaluru Whitefield and Conrad Bengaluru. Hospitality assets often anchor mixed-use developments, adding service-grade infrastructure to township and commercial projects.

Prestige Retail (The Forum)

The retail division builds, leases and operates shopping centres under The Forum brand across South and West India. The team handles tenant mix curation, mall management and food-and-entertainment programming for centres in Bengaluru, Chennai, Mangalore, Kochi and other cities. Owning the retail platform allows Prestige to integrate convenience retail and lifestyle anchors into its township masterplans rather than depending on third-party mall operators.
